ADU design and permitting is the work between the idea and the first shovel: the survey, the plans, the engineering, the city review and the corrections. In Orlando it also covers the appearance rules, separate utility meters and, on some lots, historic review. We include it in every build, and we also offer it on its own.
What does the City of Orlando ask for?
The building permit application is the main step, with City Planning, Historic Preservation and Appearance Review checks along the way. As of October 2026, the city's ADU checklist for its incentive program asks for a topographic survey by a licensed surveyor, and confirms the unit stays off easements and does not change how rainwater drains across the lot. We build the plan set around those checks.
What is in an Orlando ADU plan set?
- Survey and site plan. Lot lines, easements, setbacks, impervious area and drainage.
- Floor plans and elevations. Showing that the exterior finish and details match the main house.
- Structural design. Foundation, framing and roof connections for Florida Building Code wind loads.
- Energy compliance. Florida energy code documentation for insulation, windows and cooling.
- Product approvals. Windows, doors and roofing with Florida product approval numbers.
- Utility plan. Routes for the separate electric and water meters the city requires.
When is extra review needed?
- Historic districts. A Major Review Certificate of Appropriateness before building permits, and a 700 sq ft size cap.
- Alternative designs and corner lots. An Appearance Review Determination may be required.
- Planned Developments. Setbacks and permission confirmed with City Planning.
- Waterfront lots. Water and wetland setbacks, and the 12-foot height limit near the water.
Does Orlando have pre-approved ADU plans?
Yes. Local reporting in May 2026 noted that the city offers pre-approved ADU building plans to homeowners at no cost. A pre-approved plan still has to fit your specific lot, setbacks and utilities. We can build from one or design a custom unit.
Which building code edition applies?
Florida's 9th edition code (2026) takes effect on December 31, 2026. Plans for a project filed around that date need to follow the edition in force when the city receives them, so we confirm the edition before the engineering is finished.
Can I hire you for design and permits only?
Yes. Choose "Design and permits only" on the lot check form. You get a permit-ready plan set and we handle the city corrections.
