Our process · Orlando, FL

From lot check to move-in, one step at a time.

What happens at each stage, what you decide, and what we take care of.

  1. Step 1Lot checkWhich government permits it, and what it allows.
  2. Step 2Site visitMeasurements, then a written, itemized quote.
  3. Step 3Design and permitSurvey, plans, engineering, city review.
  4. Step 4BuildConstruction, inspections, final approval.

What happens in the free lot check?

You send the address through the lot check form. We confirm whether the City of Orlando or another city or county issues the permit, then look up the zoning district, lot size, flood zone, easements and any historic or waterfront rules. We tell you which ADU types fit and roughly how large each could be.

What happens at the site visit?

We walk the lot and measure. We look at the garage or the part of the house you are considering, find the electric service, water line and sewer or septic, note trees and how water drains, and check access for equipment. Then you get a written, itemized quote and a schedule.

What happens during design?

  • Survey. A topographic survey by a licensed surveyor, which Orlando's ADU checklist asks for.
  • Layout. A floor plan sized to the limits your lot allows.
  • Exterior. Elevations that match the main house, as Orlando requires.
  • Engineering. Structure and connections for Florida Building Code wind loads, and floor height on flood-zone lots.
  • Energy and products. Florida energy code documents and approved windows, doors and roofing.
  • Utilities. Separate electric and water meters, coordinated with the providers.

How do you handle the permit?

We prepare the plan set, file it, and answer each review comment until the permit is issued. Historic districts, corner lots and alternative designs can add a review step before the building permit; we build that into the schedule.

What happens during construction?

  1. Site preparation, utility trenching and meter work
  2. Foundation or slab
  3. Framing, roof and wind connections
  4. Plumbing, electrical and cooling rough-in
  5. Insulation, drywall and exterior finish
  6. Cabinets, flooring, fixtures and paint

The city inspects at set stages. We book the inspections and send you an update after each one.

What happens at the end?

After the final inspection, the unit can be occupied. We walk through it with you, hand over product manuals and manufacturer warranties, and agree on any punch-list items.

What will you need from me?

  • Finish choices before the plans are filed, so the quote holds
  • Access for the survey, the build and inspections
  • Any old surveys, permits or HOA documents you have
